CROMWELL ROAD

7 Studio Flats

 

Cromwell Road was a derelict commercial unit that formed part of a freehold building. No commercial tenant wanted to let the unit due to it's condition.

​

We re-developed this commercial space into seven self-contained studio flats. With a 5 minute walk to the nearest train station, and parking onsite, the flats are fully furnished and let to professionals, who can conveniently use the supermarkets located both next door and 10 minutes away.

ROSSMORE GARDENS

10 Bedroom HMO

 

Rossmore was an old B&B that had stopped trading two years prior to us purchasing it. The vendor was struggling to sell after suffering two fallen through sales. We purchased it three years after first viewing it.

​

We fully refurbished this as a lisenced HMO complient with all regulation. It features onsite car parking for 8 cars, is a 5 minute walk to the nearest train station and has a bus stop right outside. It is fully furnished for professional clients, and has a chain supermarket across the road.

HOYLAKE CLOSE

4 Bedroom House

Hoylake was a particularly distressed 3 bed house. Un-mortgageable, it featured an outdated heating and electrics system, and an outdated kitchen and bathroom that hadn't been updated since it's construction.

 

​We fully refurbished this with a full re-wire, full new heating system, re-plaster, installation of fresh tiling and carpet throughout, and fully decorated it. We added an extra bedroom upstairs by re-configuring the rooms and installed a much needed new kitchen, bathroom and WC

​

It now houses a family, that use the schools and shops located within walking distance.

THE BOULEVARD

4 Bedroom HMO

Boulevard was a distressed 3 bed semi detached house; damp with dry rot and woodworm. The vendor had several sales fall through, so we found a middle ground that suited both parties.

​

We fully refurbished this and added a fourth bedroom downstairs by re configuring the ground floor and its single story extension. It required full modernisation, so a damp proof course, re-wire, full heating system, re-board, re-plaster, carpet, tiling and decorating was in order. We installed a new kitchen and en-suited every room. We installed fire doors and eventually replaced the flat roof on the extension.

We still carried out the works to full HMO regulation even though it was not required. It is fully furnished for our professional clients.

BRIDGE STREET

6 Bedroom HMO

Bridge Street was an unoccupied 3 bed terrace with a basement, only accessible by an external staircase. It was previously used as three flats for three families, one living on each floor. The two internal floors were not separated and the basement had no kitchen.

​

We fully refurbished this as a licensed HMO, compliant with all regulation; mains connected interlinked smoke alarm system, emergency lighting, fire doors and a 30 minute protected fire escape route. 

​

The basement was fully tanked and a water drainage system was installed to protect our tenants from flooding. This was then converted into two bedrooms and a bathroom, with a new staircase installed internally.

​

The house was treated for damp, fully re-wired, plastered, carpeted, tiled and decorated. A fully refitted kitchen and bathroom was installed, with two additional en-suites in the larger bedrooms. It is fully furnished for professional clients.

CHESTER ROAD WEST

Commercial Development

 

We have recently purchased this commercial unit on the high street of a busy town centre. It has been derelict for over 10 years.

 

Planning Permission has been granted for it's conversion to a mixed use, 8 bed HMO with a commercial unit frontage, and the development is underway.
